In-House Fitness Equipment

I am looking for best practices on setting up an In-house fitness option for our employees. We are a small company with about 45-55 employee. We have a room that some of our employees want to use as an exercise room and bring personal exercise equipment in to use during breaks and before/after work hours. What liability exposure would we have? Workers Comp? Responsibility for non-company equipment? Equipment Maintenance? It seems all I have are questions. Any feedback would be appreciated.
